About the Torrance, Redondo Beach and Hermosa Beach, California Area

Torrance Past & Present

Torrance, California is located in the southwest corner of Los Angeles County in an area referred to as the “South Bay”. The original residents of the area were the Tongva Indians who lived and fished along the coast in the summer months and moved inland during the winter months to hunt.

The city was founded by a real estate developer named Jared Sidney Torrance in 1912.  He purchased 2,791 acres of land from Dominguez Estate Company who had held possession of the land since 1784.  In collaboration with landscape architect, Frederic Law Olmsted, Jr. they designed and executed a plan to build the city.

In 1921, petroleum was discovered in Torrance which created a boom in residential and industrial interest in the area.  That same year, the city became formally incorporated.  By the 1950’s, much of the oil production was reduced, but the city was in the midst of rapid expansion during the post World War II era. Around this time, many of the wartime industries transitioned into aerospace related companies.  While the result of the transformation was substantial population growth and development, Torrance remained, and has continues to remain, a well balanced suburban community.

Today Torrance is the 6th largest city in Los Angeles County and the 34th largest city in the state of California. It has a strong business foundation but is primarily known for its safe neighborhoods and excellent schools. Torrance has a healthy mix of neighborhoods, shopping, entertainment, and industry along with a strong sense of community at its core. Torrance is home to the longest running military parade sponsored by a city. The Armed Forces Day Parade is held annually and features military tanks, aerial flyovers, and local veterans.

Torrance is home to 24 parks with approximately 300 acres of parkland for golfing, swimming, tennis. Torrance Beach has 1.5 miles of lifeguard patrolled beach and public parking, playground, volleyball, surfing and swimming for residents and visitors to enjoy.

In Torrance, there are activities for everyone – some examples include:

Hermosa Beach Past and Present

Hermosa (“beautiful” in Spanish) is a city located in the South Bay Region of the greater Los Angeles area. It is one of the three Beach Cities in the region. Manhattan Beach is its neighbor to the north and Redondo Beach to its east and south. Of the three, Hermosa Beach is the only one of the beach cities to own its beach. The others are owned by the county.

At the turn of the 20th Century, a parcel of fifteen hundred acres was purchased for $35/acre from A.E. Pomeroy, the owner of the larger part of Rancho Sausal Redondo. In its early days, Hermosa Beach was covered with fields of barley and was the home to large herds of grazing sheep.

In 1904 the first pier was built. It was constructed entirely of wood and extended five hundred feet out to the ocean. It was washed away in 1913 and a new concrete pier was built to replace it. The new pier was completed in 1914 and extends 1000 feet and still stands today. The Hermosa Beach pier is noted as one of the longest piers on the west coast.

According to the 2006 Census the population of Hermosa Beach was 19,435. Hermosa Beach is widely known for its mild Mediterranean like climate. Average temperatures reach 70 degrees in the summer and dip to 55 degrees in the winter. The westerly sea breezes take the edge off could be high summertime temperatures and these same breezes help keep smog away 360 days of the year.

Hermosa Beach is internationally known for its annual beach volleyball and surfing competitions. It also holds the second oldest running race in Los Angeles called the Hermosa Beach Sand and Strand Race. The Strand is a 20 mile paved path along the beach the runs from Redondo Beach to Santa Monica.

In Hermosa Beach, there are activities for everyone – some examples include:

Hermosa Beach Farmers’ Market

Volley Ball Tournaments

Saint Patrick’s Day Parade

Fiesta Hermosa

Free Summer Sunset Concerts

International Surf Festival

Fine dining

Boutiques

Real Estate Tips
Closing or Settlement >Final Arrangements

Some homebuyers approach the final days of the home sale transaction with great enthusiasm, feeling utterly confident that the end is in sight, and feeling completely organized about the move. They have accounted for every detail, contacting the moving company, arranging for the transfer of their telephone, electric, water, and gas accounts and having the home professionally cleaned. They start checking off the days until the closing on their calendar. But in reality, the closing may not be entirely predictable.

It is very useful for homebuyers (and sellers) to remember that closing dates are not set in stone. Lenders, appraisers, title attorneys, credit check services, and anyone else who is involved in the transactions can potentially cause a delay in the closing. If buyers keep this in mind while making arrangements, they can minimize the possible cost and inconveniences due to a delay.

As the closing approaches, the real estate agent will stay on top of the situation and keep in touch with everyone involved in the transaction to prevent any unnecessary delays.
